Homes in Balham and what suits them
Wandsworth describes the Heaver Estate as detached, semi-detached and terraced red-brick houses. Balham's terraces suit L-shaped and rear dormer lofts and side-return kitchens; semi-detached houses often suit a hip-to-gable loft.
Planning in Balham
- Balham is in the London Borough of Wandsworth, so applications go to Wandsworth Council. Lambeth's Hyde Farm conservation area sits just over the boundary to the east.
- Conservation areas include the Heaver Estate and Nightingale Lane.
- The Heaver Estate is on Wandsworth's Article 4 list, and its management plan says planning permission is needed to enlarge or alter existing dormers at the front or the rear, and for front or side rooflights.
- Outside conservation areas, many rear dormers and single-storey rear extensions can be built under permitted development.
How we work in Balham
Our in-house team does the measured survey, drawings and the planning or permitted-development application through Plan It, then manages the build with a single project lead. Party wall agreements are handled through our partner surveyors. Typical build times: rear dormer 10–12 weeks, L-shaped dormer 12–14 weeks, mansard 12–16 weeks, rear extension 12–16 weeks.

Balham: questions homeowners ask
Do I need planning permission for a loft conversion in Balham?
Outside conservation areas, many rear dormers are permitted development. On the Heaver Estate, even changes to existing dormers need planning permission, and in the Nightingale Lane conservation area loft dormers need permission too.
Which council handles planning in Balham?
Wandsworth Council handles most of Balham. Streets east of the boundary, such as the Hyde Farm area, are in Lambeth.
How long does a loft conversion or extension take in Balham?
Most of our lofts take 10–16 weeks on site and most rear extensions 12–16 weeks, depending on the design. If you need planning permission, allow around 8 weeks for the council's decision on a householder application, plus time to prepare the drawings.
Can you design it as well as build it?
Yes. Our Plan It service covers the measured survey, drawings and the planning or permitted-development application. You can stop there, or carry straight on to the build with the same team.
